Dear Rocky Branch Farm Community,
Here are our meeting minutes from the meeting held on 5/21/23.
Resident participation: it is vital to the HOA to have residents attending meetings to have their voice heard and to vote on decisions so that we as a community are all in agreement on our goals.
Dues and uses: Dues were distributed following the meeting and the due date is 9/1/23. If anything prevents you from paying by this time please let me (Felix) know. We are reasonable even though according to our covenant we should charge a late fee. Based on our spending for the business side of things for the HOA our fees are going up and to sustain an income in the future we may consider raising the dues next year and will hold a vote per the HOA covenant to do so.
Current planned uses of dues: The following are planned projects/items we will be spending money on. Speed limit signs, children at play signs, landscape lighting at entrance and street lighting along Carters Bridge Pl. As well as looking into upgrading light on Craven Ln. We will also need to replace mulch this year and will look into using rubber mulch and adding measures to prevent weeds.
Treasury update: Our fees for our taxes and legal fees are going up. We will be looking into finding a new CPA to save cost.
Events: Community Yard sale is scheduled for 8/12/23 @7am
Food festival/ BBQ is scheduled for 9/16/23 @ 3pm we will look into getting inflatable bouncy houses and a play area for children.
Yard maintenance: Grass cutting and yard maintenance needs to be done on a more frequent basis to maintain a good aesthetic for the community. We will begin enforcement of this by the architectural board. The following are some rules we established. Grass is typically around 4inches high, if the grass height exceeds 8" we will notify the homeowner that they need to cut the grass and they will have 7 business days to do so. Otherwise the HOA will hire a company to mow the lawn and the homeowner will be billed per our covenant guidelines. For any complaints about grass being too tall please contact us and we will verify and notify the homeowner if we haven't done so already. With members of the architectural board being spread out across the neighborhood there should be visibility of the majority of yards but if we don't see something please contact us.
Reminder: ALL exterior yard/home changes must be approved by the HOA prior to any work starting.
Website update: New form for architectural review submissions was created. Please remember to be signed into a google account on your browser to view the form. Otherwise you will receive an error. This is a google requirement to be able to accept document uploads.
Best Lawn Care Award: We have discussed this previously and will begin this year around September. Henry will be our judge for this award and the plan is to provide either a gift card or HOA fee waiver for the following year.
Speeding issues: Everyone in the neighborhood is advised to slow down and follow the speed limit as well as being extra cautious when children are outdoors playing. Please notify all members of the household as well as any visitors. If any vehicles are identified speeding please contact us. We plan on adding a speed limit sign to notify others who may be going through the neighborhood to do a Uturn however what outsiders do on our street is hard to control. If issues persist, we will look into further measures we can take with Henrico County.
Signage and lighting: We plan on purchasing children at play signs. We have a no outlet sign but may look into getting a larger sign as it is not very noticeable currently. We plan on getting speed limit signs. We will look into replacing the Rocky Branch entrance sign as they are peeling/fading. We will look into means of assisting in preventing speeding along woodman rd when children are at the bus stop.
Pet Policy: Reminder that there is a combined 3 pet limit in our community. Dogs should be leashed when outside or within a fence. Cats in the neighborhood that are outdoors are allowed however they are not allowed to be a nuisance to neighbors or cause property damage or harm to others. Yards should also be cleaned of pet waste on a frequent basis and pet owners should be cleaning up after their pet if they create any waste on someone's property. If there are any issues with pets please contact us.
Board position opening: Parth will be leaving us and we will have a new opening for a position on the architectural board. Please contact me if you would like to run for this position. We currently have David Williams, and David Rodzewicz running for this position. We will hand out ballots to each home to fill out and return to us as a means of voting.

Dear Rocky Branch Farm Community,
We hope this letter finds you well. This is the first communication coming from the new board in quite some time since the new members were elected. However, everyone is usually inside during the winter months and there tends to be little activity in the community. Now as we begin to approach spring and warmer weather everyone will tend to become more active outside and have projects they’d like to do.
We’d like to remind everyone to please contact the lead of the Architectural Board, Nate Newsome, (718) 600-6751 (email will be provided at a later date) with any questions you may have regarding any changes to the exterior of (your home. For any improvement projects and landscaping updates please submit your request via the "Submit a Request" page.
Below you will find a list of some home improvements that require Rocky Branch Farm HOA architectural board approval prior to constructing:
As warmer weather is upon us there are some community events we all want to take part in. Some suggestions have been:
There are many other ideas for events we would like to do as a community so it would be great to hear back from you all. Ideas such as having a list of companies that people in the community use for lawn care, maintenance issues, etc. that can be referred to for others to use (or avoid).
We know we currently do not have the best means of communicating as a community and we would like to begin using a Facebook group created so that everyone can communicate with one another and stay up to date on any Rocky Branch news. The page can be found here Facebook . In addition to having this group we will be making edits on the board for communication and will be making email addresses for each position that will then be passed on to each member of that position. This will insure everything will be in one place for that position and can be passed down to new board members in the future. This change will be relayed later but for the time being please get in touch with myself, Felix HOA President, or any other board member.

Dear Rocky Branch Community,
We have had some changes in the Rocky Branch Home Owner's Association. For the next year, Mr. Felix Pyatigorskiy will be our new President. We want to thank Mr. David Williams for serving as our President for the first year of our neighborhood's existence and setting the course for our young neighborhood. We now look to Felix to lead this association as we continue to establish our neighborhood as a great place to live for all of us. Stanley Lewis will be staying on and continue in the role of Treasurer and Crystal Newsome will be serving as HOA Secretary for the next year to round out our association's office holders.
The Architectural Board will now be chaired by Nate Newsome with support from Manmeet Mahajan, Henry Goodman, Ram Kushwah, and Steve Smith, Jr.
